Terms of Service

1. Service Description

LeaseParse provides AI-powered lease abstraction services. Users upload commercial lease documents, and we extract structured data into Excel format. The service is provided “as-is” and does not guarantee 100% accuracy of extracted data.

2. User Responsibilities

You are responsible for verifying all extracted data against the source documents before making any business, legal, or financial decisions. LeaseParse is a data extraction tool, not a legal or financial advisory service.

3. Data Handling and Retention

Uploaded files are processed in memory, results are delivered via email, and source files are automatically deleted. No uploaded documents are retained beyond 30 days. After this period, files cannot be recovered. We do not use uploaded documents for AI model training.

4. Pricing and Payment

Your first lease abstraction is free. Subsequent leases are priced on a dynamic volume basis as displayed on our pricing page at the time of upload. Payment is processed through Stripe. All prices are in USD. We reserve the right to modify pricing with reasonable notice.

5. Refund Policy

We offer a 7-day accuracy guarantee. If you identify specific inaccuracies in extracted data, submit our accuracy guarantee form within 7 days of delivery. We will re-extract the affected fields at no cost. Refund requests are evaluated on a case-by-case basis and are limited to verifiable extraction errors.

6. Limitation of Liability

LeaseParse shall not be liable for any decisions made based on extracted data. Our total liability is limited to the amount paid for the specific extraction in question. We are not liable for indirect, incidental, or consequential damages.

7. Acceptable Use

You agree not to abuse the service through automated access, circumvention of rate limits, use of disposable email addresses, or any activity that degrades service quality for other users. We reserve the right to refuse service and terminate access for violations of these terms.

8. Rate Limiting

Free tier usage is limited to one export per email address per 30 days and five uploads per IP address per day. These limits exist to prevent abuse and ensure service availability.

9. Intellectual Property

You retain all rights to your uploaded documents and extracted data. We claim no ownership over your content. The LeaseParse service, brand, and technology remain our intellectual property.

10. Communications and Email Consent

By providing your email address during the upload or notification process, you expressly consent to receive transactional emails related to your lease extraction results, service status updates, and product announcements from LeaseParse. This consent is given freely and constitutes your opt-in to receive such communications.

You may unsubscribe from non-transactional communications at any time by clicking the “unsubscribe” link included in every email, or by contacting us at legal@leaseparse.com. Transactional emails related to active orders or account activity may continue as necessary to fulfill the service. We will not sell, rent, or share your email address with third parties for their marketing purposes.

11. Modifications

We may update these terms at any time. Continued use of the service after changes constitutes acceptance. Material changes will be communicated via the email address associated with your account.

12. Governing Law

These terms are governed by the laws of the State of Delaware, without regard to conflict of law provisions.
